Property transactions in three steps
A typical property transaction will follow a series of pre-defined steps. We can categorise these baby steps into three broad stages.

- An offer is accepted by the seller
- Buyer’s solicitor contact the seller’s solicitor to request a draft contract
- Draft contract is negotiated and pre-contractual enquires are made
- Buyer’s solicitors receive the draft contract, fixtures and fittings form and a property info. form
- Local Authority Searches and other Searches requested by the mortgage lender are carried out
- The buyer’s solicitors will make further enquires about the property
- A completion date is agreed on
2)
- Contract exchange between solicitors takes place
- A deposit of around 10 % will usually be requested by the seller
- A transfer document is sent to the seller’s solicitors
- Arrangements for transfer of mortgage advance and other monies to the seller’s solicitors by the completion date are made
- Further checks with the Land Registry are carried out
3)
- Completion date arrives
- The buyer is given the keys and possession of their new home
- Time to celebrate!
